Day 4

So, here I am at day 4 in Charlotte already!

I took some before pictures of the house, but I won't be able to upload them until I get the camera docker from Glenn, which will be this Sunday.

The house will be more of a project than I first envisioned.... it needs quite a bit of work. Most noticeably, the roof needs repair and/or replacement. There are a whole bunch of things that need to be done, and much more that should be done. The roof is visibly impaired in two places, and in one of those places, water has leaked onto the walls and left water stains. Ivy has grown over the windows. The last person who painted the third bedroom never removed the masking tape. The second bedroom and the master bathroom have a pretty nappy straw mat type thing glued onto the floor. The doorbell is broken. The power line in the back droops to within reach of the front porch. The kitchen and both bathrooms are quite dated. And a funky, musty odor is emanating from the hallway and second bedroom, probably from the mold growing around the ceiling trim.

So yesterday I yanked up the matty thing in the second bedroom and wiped the hall trim with bleach. The moldy smell is mostly gone, but it's still kind of musty.

I had extensive conversations with the realtor over the last two days on the best way to approach the project and what the pricing of the house would be as-is and after renovations. The basic numbers are that we would probably put $30,000 into it and turn a profit of $13,000 - $25,000. The repairs would include a new roof, new windows, new cabinetry, and a portico to add curb appeal.

So the most immediate tasks are to get bids from contractors and other vendors to determine whether it would be most worthwhile to sell it as-is, make a few repairs, do some basic updating, or completely update the whole thing. My vote is to update the whole thing, since if even if we just break even it would still be a great experience.
